Window Replacement & Installation in Brush Prairie, WA

Acreage, older farmhouses and newer streets between Vancouver and Battle Ground, about thirteen minutes up SR 503 from our office.

Window replacement in Brush Prairie covers two very different kinds of house. Out on the acreage there are older farmhouses and ranches with windows that have been patched for decades, and closer to the main roads there are newer subdivisions whose vinyl windows are starting to fog. IE Pro Exteriors is about thirteen minutes away on the east side of Vancouver, and owners Eric and Izak Garrison measure, order and install every window themselves.

Brush Prairie is not a city. It is unincorporated Clark County, a census-designated place that sits between Vancouver and Battle Ground along SR 503 and around NE 119th Street. There is no Brush Prairie city hall, so any work that needs a permit goes to Clark County Community Development. We check the parcel before ordering anything that needs one.

Most window jobs here need no permit at all, because a same-size replacement in Washington generally does not. Enlarging an opening, adding a window or turning a window into a door does need one, and every unit we install meets the Washington State Energy Code. Before we quote, we look at each frame and tell you whether it needs a full-frame replacement or just a new glass insert.

What We Do Most in Brush Prairie

New white triple picture window installed in dark gray lap siding with fresh trim ready for paint

Window Replacement for Older Farmhouses

Original and long-patched windows in an older farmhouse or ranch come out to the rough opening. A soft sill is rebuilt, the opening is flashed, and a new double-pane unit goes in.

Full-Frame Installation and New Openings

When a frame has rotted or warped, or you want a bigger opening for the view across the property, we install a new window frame and all. Changed openings are permitted through Clark County.

New white double-hung windows on navy blue lap siding

Siding Repair and Replacement

Weathered lap siding on an older house, or a sun-worn wall on a newer one, replaced in fiber cement, engineered wood or vinyl. Small damage is patched and matched, and the same crew does the trim.

New white Milgard French patio doors installed off a wood deck

Patio and Entry Doors

A sliding glass door that drags, a French patio door to open onto the yard, or a pre-hung entry door. Each one is set, flashed and trimmed to the house.

Everything else we do is on the services page.

Farmhouses, Ranches and Acreage

The older houses on the larger Brush Prairie lots have usually been added onto and repaired over the years, so no two windows are quite the same. Some are original wood sashes, some are aluminum, and some were swapped piecemeal by a previous owner. We measure every opening on its own rather than assuming a standard size.

Many of these properties have a shop or a barn as well. Windows and doors on an outbuilding are the same products and the same flashing as on the house, so tell us about it when you call. If the house is a manufactured home, mention that too, since the opening sizes follow a different standard.

Newer Subdivisions and Fogged Vinyl

The newer streets in Brush Prairie came with vinyl windows, and on many of them the sealed glass units are starting to fog. If the frame is square and the sash still locks, a new glass insert fixes the fog and keeps the frame and trim in place. If the frame has cracked or warped, the window is replaced full-frame in the same opening.

On a house with a lot of windows, that is a quote with a line for each opening instead of one big number. We price both options side by side so you can see which windows actually need replacing.

Clark County Permits and Getting Here

Because Brush Prairie is unincorporated, a patio cover, an enlarged opening or a new door opening is reviewed by Clark County Community Development, not by Vancouver or Battle Ground. We prepare what the county needs, file it with the right office and meet the inspector.

The drive is short. Brush Prairie is a straight run up SR 503 from Vancouver, and we also cover Battle Ground to the north and Hazel Dell to the west. The written quote is free.

Brush Prairie Window & Exterior Questions

Do I need a permit to replace windows in Brush Prairie, WA?

Not usually, if the new window goes into the same size opening. Enlarging an opening, adding a window or turning a window into a door does need a permit. Brush Prairie is unincorporated, so that permit comes from Clark County Community Development.

Is Brush Prairie part of Vancouver or Battle Ground?

Neither. Brush Prairie is unincorporated Clark County, between Vancouver and Battle Ground along SR 503. That is why permits here go to the county rather than to a city hall.

How can I get cheap window replacement without cutting corners?

Often the lowest cost honest fix is not a whole new window. If a frame is square and dry, a new glass insert fixes fogging and keeps the frame and trim. We look at every frame and send a free written quote that shows insert and full-frame options side by side.

What is the difference between a glass insert and a full-frame replacement?

A glass insert replaces only the sealed glass unit and leaves the existing frame and sash in place. A full-frame replacement takes the window out to the rough opening, so a rotted sill can be rebuilt and the opening reflashed. Older farmhouse windows usually need full-frame work, while fogged vinyl in newer homes often only needs inserts.

Can you replace windows and doors on a shop or barn too?

Yes. Windows and doors on an outbuilding use the same products and the same flashing as on the house. Tell us about the building when you call so we can measure it on the same visit.

How much does window replacement in Brush Prairie cost?

It depends on how many windows there are, whether each one is an insert or a full-frame job, and whether any opening changes size. We measure every window on site and send a free written quote, itemized by opening.

What Our Customers Say

Rated 5.0 across 25 Google reviews. Every quote below was left by an IE Pro Exteriors customer on Google and is shown word for word.

We recently hired IE Pro Exteriors for two very different window projects and couldn't be happier. First, they saved us a significant amount of money on a large formal living room window by replacing the glass insert rather than the entire frame. The results are perfect.

Second, they handled a shattered garage window where I wanted to change the design entirely. Izak and Eric did an incredible job framing it for a smaller, functional slider window. They matched the exterior siding so seamlessly that its hard to tell it isn’t original to the house.

Beyond the great craftsmanship, Izak and Eric were true professionals. They even took the initiative to repair our sticking fence gate while they were there. Highly recommend them for any window work.

IE Pro Exteriors is the real deal. Family-owned and operated, and it shows in the way they work—honest, hardworking, and detail-oriented from start to finish. These guys don’t cut corners; they take pride in what they do and treat your home like it’s their own.

We worked with them on exterior projects, and whether it’s windows, siding, painting, or patio covers, they absolutely deliver. Professional, respectful, on time, and easy to work with—and somehow still fun to have around while they’re getting the job done.

If you want quality work from good people who actually care about the result (and your sanity), IE Pro Exteriors is the call. Highly recommend to anyone looking to upgrade their home’s exterior.
