Big view glass on the hill, wood windows downtown, and HOA design review on many streets. Fifteen minutes east of our Vancouver office on Highway 14.
Camas is two towns in one. Downtown, between the mill and the river, the houses go back to the 1910s through the 1940s: wood windows, cedar siding, deep porches. Up the hill, on Prune Hill and around Lacamas Lake, the subdivisions went in from the 1990s onward with the biggest windows in the county, because the whole point of building there was the view. IE Pro Exteriors works in both, and the work is different enough that we quote them differently.
On the hill the job is usually glass. Large fixed picture windows and sliders that face south or west take the full afternoon sun, and the sealed units in them fail earlier than the north-facing glass on the same house. The frames are mostly vinyl or fiberglass and mostly fine, so a glass-insert replacement with the right low-emissivity coating for the exposure fixes the fog and cuts the heat without touching the trim. When a whole elevation of builder-grade windows is due, we replace them full-frame in the same openings.
Downtown the job is carpentry. Old wood windows with rotted sills, cedar lap siding that has been patched around them before, and trim profiles that have to be matched rather than bought. Permits inside the city go through the City of Camas Building Division; a same-size window swap generally needs none, and a changed opening or a patio cover does. Many hillside streets also have HOA design review for visible exterior changes, and we supply the product details a review board asks for.
Large fixed glass ordered to size with the coating matched to the exposure. The triple picture window in the photo above is one we set into dark lap siding. Insert where the frame is sound, full-frame where it is not.
Fiber cement re-siding on hillside homes and cedar patch-and-match downtown. When an HOA has to approve a profile or a color, we provide what they need.
Camas lots drop away fast. Covers here are built on properly set footings with posts sized for the height, flashed into the house and permitted through the city.
A south- or west-facing wall of glass on Prune Hill gets more sun in a summer afternoon than a whole Vancouver ranch does in a day. That is what fails the seals early and what makes the rooms behind it hard to keep cool. The fix is not smaller windows. A modern sealed unit with a low-emissivity coating chosen for the exposure lets the light through and turns most of the heat back, and it goes into the existing frame when the frame is sound.
The same sun is hard on paint and on the south-facing siding. On the hill we see fiber cement that has faded unevenly and vinyl that has warped on the sunny elevation while the shaded side looks new. We quote by elevation when that is what the house needs, rather than repainting a wall that is fine.
Downtown Camas and the Older Streets
The mill-town houses near Fourth Avenue and up toward the high school are the kind of work we like: wood windows worth doing properly, cedar siding worth matching, and trim that has to be milled to a profile rather than picked off a shelf. A rotten sill is replaced, not filled; a window that is beyond that is replaced full-frame in a new wood or wood-clad unit that suits the house.
These houses were built before flashing was standard, and opening a wall around a window usually finds that out. We plan for it, and the quote says what happens if the sheathing behind the siding is wet when we get there.
Why Camas Homeowners Call IE Pro
Close, and here often. Camas is one of the areas we are in most. The drive from the office is fifteen minutes on Highway 14.
HOA paperwork handled. Product details, colors and drawings for a design review board, so the approval is not on you.
Registered with WA L&I. General contractor registration IEPROE*797LN, active since June 2021. Bonded and insured as the state requires.
One crew, whole wall. When a window on the hill changes size, the siding and paint around it are ours too. No seam that reads as a patch.
Does my Camas HOA have to approve new windows or siding?
Many Camas subdivisions, especially on Prune Hill and along Lacamas Lake, have design review for visible exterior changes. Same-for-same window replacement rarely triggers it; a color change or new siding profile often does. We can supply the product details your HOA asks for.
Who issues building permits in Camas?
The City of Camas Building Division, for addresses inside the city. Properties outside the city line on the Camas side are permitted by Clark County.
Can you replace large picture and view windows?
Yes. Camas hillside homes are built around big fixed glass, and those units are ordered to size and set with the right glazing for the sun exposure. The photo on our windows page is a triple picture window we installed in dark siding.
Are you insured for work in Camas?
We are registered with Washington L&I as a general contractor, number IEPROE*797LN, which requires a bond and liability insurance on file with the state. You can verify it on the L&I website.
Do you paint in Camas?
Yes, whole exteriors and trim. Camas gets more shade and moss on the north side than lower Vancouver, so prep and a mildew-resistant finish matter more here.
How far is Camas from your shop?
About fifteen minutes east on Highway 14. It is one of the areas we are in most often.
