Aluminum Slider Replacement
The original single-pane sliders in a 1960s or 1970s Hazel Dell house come out to the rough opening and a new double-pane unit goes in with new flashing. Where the sill has rotted behind the track, we rebuild it.
Unincorporated county just north of the city line, ten minutes from our office, and full of the 1960s to 1980s houses whose original windows and siding are our bread and butter.
Hazel Dell has a Vancouver mailing address and is not in Vancouver. It is unincorporated Clark County, along with Salmon Creek, Felida, Lake Shore and Minnehaha, the whole band of neighborhoods between the city line and the Salmon Creek greenway. That matters for one reason: a permit here goes to Clark County Community Development, not to the City of Vancouver, and a contractor who files with the wrong one loses a week. IE Pro Exteriors is ten minutes away on the east side of the city and works in Hazel Dell every week, so it is not a mistake we make.
The houses are the county’s classic post-war stock. The subdivisions off Highway 99 and along 78th and 99th Streets went in through the 1960s and 1970s with single-pane aluminum sliding windows and hardboard siding, and both are now past their useful lives. The sliders have no thermal break, so they sweat all winter and the sill tracks have corroded through. The hardboard has swollen at the bottom edge of every course and at every nail. Further north, in Salmon Creek and Felida, the 1990s and 2000s houses have vinyl windows whose sealed units are fogging.
Same-size window replacement generally does not need a permit in Washington, so most of the window work here skips the county entirely. Enlarging an opening, adding a window or building a patio cover does, and Clark County Community Development reviews it. We check the parcel before we order anything that needs a permit, prepare the drawings for a cover, and meet the inspector.

Swollen, flaking hardboard replaced in fiber cement, one wall or the whole house, with the trim and paint done by the same crew. The white double-hungs in navy siding above are the kind of result the job aims for.
On the newer vinyl-window houses to the north, a fogged unit in a sound frame gets a new sealed glass unit rather than a new window.
New fiber cement and new trim primed and finished, and whole exteriors on houses where the old paint has failed. Scheduled for the dry months.
Everything else we do is on the services page.
A ranch built in 1968 off Hazel Dell Avenue has had one or two roofs, maybe a kitchen, and almost certainly its original windows. They are not hard to identify: silver aluminum frames, a single pane, a sliding sash that grinds, and condensation on the inside every cold morning. Behind the frame the wood sill is usually soft where fifty winters of condensation drained into it. Replacing these is full-frame work, and it is the job we do most in this part of the county.
The siding on the same house is hardboard, and it has been painted every eight or ten years to hold it together. Once the bottom edges have swollen the paint cannot save it. We replace it with fiber cement lap siding at the same exposure, flash every opening properly on the way, and paint it. Doing the windows and the siding together is the cleanest way to get the flashing right, because the wall is open.
North of 99th Street the houses get newer and the problems change. The 1990s and 2000s subdivisions in Salmon Creek and Felida came with vinyl windows whose frames are fine and whose sealed units have started to fog on the sunny side. A glass insert fixes those for a fraction of the cost of a window. The siding is usually early fiber cement or vinyl and mostly sound, with the occasional south wall that has faded or warped.
It is all close. Hazel Dell is ten minutes from the office, Salmon Creek fifteen, and a measuring visit is usually scheduled within the week.
Clark County Community Development, not the City of Vancouver, even though the address says Vancouver. Same-size window replacement generally does not need a permit; enlarging an opening or adding a patio cover does.
Most 1960s to 1980s houses here still have their original aluminum sliders, which have no thermal break and sweat in winter. Full-frame replacement with a modern double-pane unit is the usual fix.
Yes. Hardboard from that era swells and fails at the bottom edge, and we replace it with fiber cement or engineered wood, patching or re-siding whole walls as needed.
Yes. Hazel Dell, Salmon Creek, Felida, Lake Shore and Minnehaha are all part of the same unincorporated area we work in every week.

We recently hired IE Pro Exteriors for two very different window projects and couldn't be happier. First, they saved us a significant amount of money on a large formal living room window by replacing the glass insert rather than the entire frame. The results are perfect.
Second, they handled a shattered garage window where I wanted to change the design entirely. Izak and Eric did an incredible job framing it for a smaller, functional slider window. They matched the exterior siding so seamlessly that its hard to tell it isn’t original to the house.
Beyond the great craftsmanship, Izak and Eric were true professionals. They even took the initiative to repair our sticking fence gate while they were there. Highly recommend them for any window work.
IE Pro Exteriors was really great to work with! They upgraded 5 windows for us, they were original windows to the home from the ‘60s. Workmanship was fantastic, they were easy to work with and reasonably priced. Highly recommend their service and would happily use them again.
Eric, Izak, and Zack did a fantastic job. The price was very reasonable, they were on time and finished the job in a very timely manner. The did a good job cleaning up and were very personable. I highly recommend them.
