Window Replacement & Siding in Vancouver, WA

Our home base. Eric and Izak Garrison work out of the east side of Vancouver, and the ranches and split-levels of this city are where most of our window jobs are.

IE Pro Exteriors is a Vancouver company. The office is on Kansas Street in the Ellsworth Springs area, east of I-205, and every job in the city is a short drive from it. That matters for the small things: a measuring visit fitted in on the way to another job, a crew that can come back the same afternoon if something needs a second look, and a quote from people who know which streets have which kind of house.

Vancouver has the oldest housing stock in Clark County, and it fails in predictable ways. The 1940s and 1950s houses in Fruit Valley, Hough, Arnada and Lincoln have wood double-hung windows that have been painted shut and cedar or hardboard siding that has been repainted a dozen times. The 1960s and 1970s ranches and split-levels in Bagley Downs, Ellsworth, Northwood and along Mill Plain came with single-pane aluminum sliders that sweat every winter and hardboard siding that has swollen along the bottom edge. Cascade Park and the subdivisions east of I-205 went up in the 1980s and 1990s with early vinyl windows whose seals are now gone. Each of those is a different job, and we do all three every week.

Inside the city limits, work that needs a permit goes through the City of Vancouver Community Development Department. Same-size window replacement generally does not need one; enlarging an opening, adding a window, or building a patio cover does, and the new units have to meet the Washington State Energy Code. We check the address before ordering and file what is required. If your address says Vancouver but the house is in Hazel Dell, Salmon Creek, Orchards or Five Corners, it is unincorporated and the county reviews it instead; there is a separate page for Hazel Dell.

What We Do Most in Vancouver

Full-Frame Window Replacement

The original aluminum sliders in a 1960s or 1970s Vancouver ranch have no thermal break and a corroded sill track. They come out to the rough opening and a new double-pane unit goes in with new flashing. This is the single most common job we do in the city.

Glass Inserts for Fogged Windows

Cascade Park and east Vancouver houses from the 1980s and 1990s have vinyl frames that are fine and sealed units that have failed. A new glass unit in the existing frame fixes the fog for a fraction of a new window.

Hardboard Siding Replacement

The swollen, flaking hardboard on a lot of Vancouver houses from the 1970s is replaced with fiber cement, one wall or the whole house, and painted as part of the job.

Exterior Painting

Whole exteriors on older Vancouver homes where the paint has failed, and trim painting after every window job. Scheduled for the dry months.

Everything else we do is on the services page.

Vancouver’s Housing, Decade by Decade

The city grew in rings. The pre-war neighborhoods near downtown and the Columbia waterfront have wood windows in wood frames, often with the weights and pulleys still inside the wall. Some are worth keeping and repairing; most have rotted sills and rails that make full-frame replacement the honest answer. Siding on these houses is cedar or early hardboard, and matching it when an opening changes is careful work.

The post-war ranches that fill the middle of the city, from Fourth Plain up to the Heights and out to Ellsworth, are the bulk of our window work. Aluminum sliders, hardboard or T1-11 siding, and low-pitch roofs that make a patio cover a natural addition off the back. East of I-205 the houses are newer, the windows are vinyl, and the question is almost always insert or full-frame.

Working in the City of Vancouver

Vancouver is the one city in the county with its own building department large enough that permits move at a predictable pace, and its historic districts, Hough and Arnada in particular, have design guidelines for visible exterior changes. Same-for-same window replacement is rarely an issue; a change in window style on a street-facing elevation can be. We know which streets that applies to and check before ordering.

Being based in the city also means we are on the freeway less. A measuring visit in Vancouver is usually scheduled within the same week, and small jobs, a single fogged window or a trim repaint after a window replacement, are fitted in between larger ones rather than waiting for a slot.

Why Vancouver Homeowners Call IE Pro

  • Based here. The office is in Ellsworth Springs. Every Vancouver address is a short drive, and the crew knows the housing stock street by street.
  • Registered with WA L&I. General contractor registration IEPROE*797LN, active since June 2021, with the bond and insurance the state requires on file.
  • Insert or full-frame, honestly. A fogged window with a sound frame gets a glass insert. An aluminum slider from 1968 gets replaced. We tell you which you have.
  • The owners do the work. Eric and Izak measure the job and install it. The reviews on Google name them because they are the people who show up.

Vancouver Window & Exterior Questions

Do you need a permit to replace windows in Vancouver?

Same-size window replacement inside the city limits generally does not need a permit. Enlarging an opening or adding a window does, through the City of Vancouver Community Development Department, and the new unit has to meet the Washington energy code.

My Vancouver house has original 1960s windows. Insert or full replacement?

Almost always full-frame. Single-pane aluminum sliders from that era have no thermal break and the frames are usually corroded at the sill. A full-frame replacement with new flashing fixes the draft and the condensation at once.

Which Vancouver neighborhoods do you cover?

All of them. Ellsworth Springs, Cascade Park, Fisher's Landing, Fruit Valley, Lincoln, Hough, Arnada, Northwood, Bagley Downs and everywhere between. Our own office is in the Ellsworth area on the east side.

Can you match the siding on an older Vancouver home?

Usually. Cedar lap, T1-11, hardboard and early fiber cement all have profiles that can still be matched or closely replicated, and we paint the patch to blend.

How quickly can you come out in Vancouver?

Vancouver is home, so a measuring visit is normally scheduled within the same week. Call (360) 635-1235 and we will set a time.

Do you work on rentals and duplexes in Vancouver?

Yes. We have replaced windows on multi-unit buildings as well as single homes. Send the address and the unit count and we will quote it.

What Our Customers Say

Rated 5.0 across 25 Google reviews. Every quote below was left by an IE Pro Exteriors customer on Google and is shown word for word.

We recently hired IE Pro Exteriors for two very different window projects and couldn't be happier. First, they saved us a significant amount of money on a large formal living room window by replacing the glass insert rather than the entire frame. The results are perfect.

Second, they handled a shattered garage window where I wanted to change the design entirely. Izak and Eric did an incredible job framing it for a smaller, functional slider window. They matched the exterior siding so seamlessly that its hard to tell it isn’t original to the house.

Beyond the great craftsmanship, Izak and Eric were true professionals. They even took the initiative to repair our sticking fence gate while they were there. Highly recommend them for any window work.

IE Pro Exteriors was really great to work with! They upgraded 5 windows for us, they were original windows to the home from the ‘60s. Workmanship was fantastic, they were easy to work with and reasonably priced. Highly recommend their service and would happily use them again.

IE Pro Exteriors is the real deal. Family-owned and operated, and it shows in the way they work—honest, hardworking, and detail-oriented from start to finish. These guys don’t cut corners; they take pride in what they do and treat your home like it’s their own.

We worked with them on exterior projects, and whether it’s windows, siding, painting, or patio covers, they absolutely deliver. Professional, respectful, on time, and easy to work with—and somehow still fun to have around while they’re getting the job done.

If you want quality work from good people who actually care about the result (and your sanity), IE Pro Exteriors is the call. Highly recommend to anyone looking to upgrade their home’s exterior.
