Glass-Insert Replacement
A new sealed glass unit in the existing vinyl sash, for the fogged windows that fill 1990s and 2000s subdivisions. The frame stays, the trim stays, the fog goes.
The subdivisions that went up in the 1990s and 2000s are at the age where builder-grade vinyl fogs and seals fail. Most of it can be fixed without a new window.
Battle Ground grew faster than anywhere in the county through the 1990s and 2000s, and the houses that growth built are now twenty to thirty years old. That is the age at which the least expensive vinyl window a builder could buy gives up: the sealed glass units fog, the sashes let air through, and the sliding patio door drags on a worn track. It is also the age at which the vinyl and hardboard siding those houses came with starts to show the sun on the south wall and the water at the bottom course. IE Pro Exteriors does a lot of work in these subdivisions, and most of it is more repairable than the homeowner expects.
The good news about builder-grade vinyl is that the frames are usually straight and dry. A fogged window here is a failed sealed unit in a frame that is fine, and the honest fix is a new glass unit in the existing sash, at a fraction of the cost of a new window. When the frame has warped or the sash no longer locks, the window is replaced full-frame in the same opening with a better unit. We look at each one and say which it is. On a house with twenty windows that distinction is the difference between a repair and a remodel.
Inside the city, work that needs a permit goes through the City of Battle Ground Community Development Department. The rural addresses around it, Brush Prairie, Hockinson, Meadow Glade, Yacolt and Amboy, are permitted by Clark County. Same-size window and door replacement generally needs no permit; a patio cover does, and the larger lots in and around Battle Ground are where we build a lot of them.

The most common door job here. A slider that drags, will not lock or has fogged is replaced, or swapped for French doors like the pair in the photo above.
The lots are big enough for a proper attached cover. Framed to match the house, flashed into the wall, and permitted through the city or county.
South-wall vinyl that has warped and hardboard that has swollen at the bottom course, replaced in fiber cement one wall at a time or all at once.
Everything else we do is on the services page.
Walk a street built in 2002 and the windows tell the story. The south- and west-facing units fogged first; the north side may still be clear. Sliders on the back of the house have been opened ten thousand times and the rollers are flat. The vinyl siding on the sunny elevation has faded a shade lighter than the rest. None of it is dramatic and all of it is worth fixing before it is.
The efficient way to do it is by elevation and by problem rather than by replacing everything. Inserts on the fogged units, a full-frame replacement on the one sash that has warped, a new slider, and the south wall re-sided. That is a quote with four lines instead of one big number, and it is usually a lot smaller.
North and east of the city the lots turn into acreage, the houses are more varied, and a lot of them have a shop. Windows and doors on an outbuilding are the same products and the same flashing as on the house, and a manufactured home is a different size standard that can often be reframed to take a standard unit. Tell us what the building is when you call.
Distance is not a problem. Battle Ground is a straight run up 503 from Vancouver, and Yacolt and Amboy are in range. The measuring visit is free anywhere we work.
Not necessarily. Fogging means the sealed glass unit has failed, and in the vinyl windows common in 1990s and 2000s Battle Ground subdivisions the frames are often fine. Replacing the glass insert fixes the fog for less than a new window. If the sash or frame has warped, we say so and quote the full unit.
